Reminders for Sellers
Contact us with your payoff information. If you will be paying off a mortgage on your property at closing, we will need to obtain from you the name and contact information for your lender, including the loan number and the last four (4) digits of your social security number. You should continue to make mortgage payments that come due prior to or near the date of closing so that you are not penalized in the event that closing does not take place on the expected date. You may want to consider making your payment at least two weeks prior to closing in order for the payment to be posted to your account and reflected on your lender’s payoff statement. Any overpayments made to your current lender or funds held in escrow for taxes or insurance will be refunded to you directly from them in approximately 3-6 weeks following payoff of your loan.
Arrange for preparation of a Power of Attorney if you will be unable to attend closing on the day scheduled and want to have a family member or friend sign documents on your behalf. You should inform a member of our staff as soon as possible so that arrangements can be made for you to sign a Power of Attorney and certain other documents ahead of time.
Contact the utility companies to transfer the accounts into the buyer’s name as of the date of closing. For your convenience, we have compiled a list of utility companies in the Northern Virginia area.
Bring photo identification such as a driver’s license, passport or military identification card to closing.
Your sales proceeds will usually be available the following business day after certain documents have been recorded in the courthouse where the property is located. We can disburse your proceeds in the form of a check or electronically by wiring to a bank or other financial institution. If you would like to wire your funds, please verify the wiring instructions with your bank before coming to closing. Often the wiring information can be found at the bottom of a check for your account, but this is not always the case, so it is best to check with your bank.
We understand that quick receipt of your sale proceeds is extremely critical to you. We will see to it that you receive your money as quickly as possible after satisfying the requirements under federal and local laws.
